Summary
An inspection of the construction work and equipment at the Boulder site, one of the three sites in the turnkey project for High Gear Car and Truck Rentals (HGTCR) was performed last May 9. The proposed deadline of completion for the base construction is May 8. A few provisions in the contract drawn were not implemented by Westan Builders, Inc. such as the measurement for the cable troughs and sanding of newly constructed concrete edges.
Most of the equipment delivered by Auto Wash, Inc. was found satisfactory except for a few items that are missing such as cables and hook-up seals. Some of these items have been probably tampered with or stolen, the cause of which should be sought out immediately.
Details from inspection of construction work
Construction debris have been left scattered around concrete shell including two piles of gravel and soil, shards of wood that were used for the concrete pours, several strips of metal, and lunch bags and drink containers of the construction workers.
About 20% of the new concrete edges remain rough and have not been smoothed or sanded down.
Cable and wire troughs running between the locations of the entry control box and computer control unit do not meet required depth and width stipulated in the contract. Troughs should be 1 5/8 inches in depth and 2 inches wide. Actual troughs measure a depth of ranging from 1 3/8 in. to 1 ¾ in. and a width ranging from 1 5/8 in.
to 2 1/8 in.
Adjustments must be completed by noon of May 12. Otherwise, a late penalty of $500 per day will be imposed.
Suggestions for completion of contracted work by Westan Builders
All adjustment tasks must be performed simultaneously to be able to make it to the May 12 deadline. Multi-tasking should be done by all workers. Divide the number of workers into three groups, one for each task. One group should go about cleaning the site and removing the construction debris. Segregate items into reusable and non-reusable. Dispose of the non-reusable items in the proper receptacles. Another group should go about the sanding of the rough edges. And the third group will widen and deepen the cable and wire troughs. Make sure that rough concrete edges are sanded to remove furring and spikes. Assign designated workers to examine the smoothed edges and so some quality control work. Required depth and width of cable and wire troughs should be measured. Mark the sections of the troughs that need widening and deepening before excavating the concrete so as to save time and be able to concentrate on areas that need work. Since some areas of the cable troughs are wide enough, simply widen the sections that are deficient, maintaining a relatively constant width using the widest area as a pattern. Dig out at least half an inch in depth on the whole length of the troughs to make sure that the desired depth is met.
Details resulting from inspection of equipment
Overall inspection of the equipment of Auto Wash, Inc. was satisfactory except for a few items.
One item was missing from the site, a 300-foot roll of No. 22 AWG cable.
150-foot roll of No. 10 hook-up wire is exposed and the seal covering it was missing.
Some of the exposed sections of the said hook-up wire have been cut-off.
Red-and-green “stop/go” lamps have cracked lenses and bulbs are missing.
Suggestions for equipment of Auto Wash
Double check the delivery reports and find out the names of persons who accepted the delivery and make an inquiry regarding the deficient items. Find out if the AWG cable has really not been delivered. If it has not been delivered, make a follow-up request on the pending delivery for this item. Determine the preliminary state of the faulty items, whether they were delivered in the same condition or mishandled sometime after the delivery. Investigate possible theft or tampering with the said items. The involved personnel should make an inventory or checklist of the items delivered and all items found at the site. Corresponding dates of delivery and accepting person should be provided in the inventory to avoid similar incidents in the future.
Action statement
As partners, Auto Wash, Inc and Westan Builders, Inc. are obliged to provide High Gear Car and Truck Rentals (HGTCR) with outstanding work in the installation phase. This would enable us to possibly win the next twelve projects. In order to satisfy our client, Westan Builders, Inc. is expected to carry out the alterations and modifications stated in the report. You are given until noon of May 12 to finish the revisions. Auto Wash, Inc. is expected to come up with a report on the missing and faulty items and to replace the ones that are deficient due to mishandling. Proper measures should also be implemented if theft or any fraudulent activity is confirmed.
